Flexibility and low-cost requirements
Modular constructions are rather flexible and may be customized so that their production and construction would become suitable for your budget. In terms of flexibility, we speak especially about the possibility to specify the time frame, technical specifications of a building, its location, as well as the already mentioned budget. Some building businesses even offer temporary modular buildings rental. After the expiration of the rental period, the building may simply be moved to another location, to be demounted, or altered in any other way for the potential needs of a new customer who would become interested in the purchase of the building.
Due to the fact that the production of a modular construction takes place in factories, it is much easier to thoroughly monitor the quality of materials used. The factory environments allow applying tests and assessments of the production quality directly in its course. All phases of production are well-monitored by experts. The assemblage of the building itself on the location also complies with the particular standards and regulations imposing high requirements for quality. A 57-storey building in China may be an interesting example, which one building company managed to construct in only 19 days without reducing the quality in comparison with conventional buildings.
Energy savings and low intensity in terms of resources
One of the main benefits lies in energy savings and significantly lowered intensity on resources than in traditional buildings. Modular buildings may reduce the energy consumption in the course of building process by 70%. Nowadays, the majority of modular constructions (houses, schools, hospitals and even prison houses) are constructed with the only intention – to become energetically more effective. That means using energy-efficient windows, solar panels installation as well as the installation of water heaters, or, for instance, the utilization of geothermal systems instead of traditional HVAC systems.
Low maintenance requirements
Modular constructions are usually built so that they are more resistant than conventional buildings. More durable bolts are used instead of nails and joints are strengthened with the use of a high-quality glue to maintain the structural identity during the transport of the modules to the building site. Modular wall panels are made of durable materials and they require a minimum maintenance – it is enough to intermittently clean the surface. Repairs and surface modifications are usually not necessary.
Greater emphasis on the detail
From 60 up to 90 % of the entire production of modular constructions happen outside the building site in factory environments. Each building module is constructed in a controlled environment of a production hall and it thus becomes very uncomplicated in meeting the required specifications suggested by the customer. The production based on the individual rerquirements allows putting the emphasis on the detail.
Almost all modular buildings are now produced of recyclable materials such as recyclable metals, glass or wood. Every modular construction may be repeatedly offered to new customers or provided for rental in the same place or anywhere else. The term demolition does not exist in relation to modular constructions for these constructions may easily be demounted and re-built on another place and according to new specifications.
