P\u0159edpov\u00edd\u00e1n je m\u00edrn\u00fd n\u00e1r\u016fst je\u0161t\u011b v roce 2019, ne\u017e se situace pravd\u011bpodobn\u011b stabilizuje. Na pokles cen si ale podle odborn\u00edk\u016f je\u0161t\u011b po\u010dk\u00e1me. Co m\u00e1 vliv na v\u00fdvoj ceny byt\u016f a pro\u010d \u00a0se nevyplat\u00ed ot\u00e1let s jejich v\u00fdstavbou?<\/b><\/p>\n<p style=\"\" class=\"wp-block-paragraph\"><span style=\"\">Na trhu s nemovitostmi v\u0161echno souvis\u00ed se v\u0161\u00edm, a je tedy <\/span><b>nemo\u017en\u00e9 stanovit p\u0159esn\u00fd v\u00fdvoj ceny byt\u016f<\/b><span style=\"\">. Odhadovat lze ale dle sledovan\u00fdch trend\u016f a ekonomick\u00fdch cykl\u016f, kter\u00e9 jsou si v mnoh\u00e9m podobn\u00e9. Faktor\u016f, kter\u00e9 maj\u00ed na ceny byt\u016f vliv, nen\u00ed zrovna m\u00e1lo, a jsou nav\u00edc vz\u00e1jemn\u011b prov\u00e1zan\u00e9.<\/span><\/p>\n<h2><b>Co ovliv\u0148uje v\u00fdvoj ceny byt\u016f?<\/b><\/h2>\n<h3><b>Hospod\u00e1\u0159sk\u00fd r\u016fst<\/b><\/h3>\n<p style=\"\" class=\"wp-block-paragraph\"><span style=\"\">Zrychl\u00ed-li se hospod\u00e1\u0159sk\u00fd r\u016fst zem\u011b, zv\u00fd\u0161\u00ed se p\u0159\u00edjmy obyvatelstva, popt\u00e1vka po nemovitostech a ceny byt\u016f i dom\u016f jdou nahoru. V opa\u010dn\u00e9m p\u0159\u00edpad\u011b p\u0159ib\u00fdv\u00e1 lid\u00ed, kte\u0159\u00ed nejsou schopni spl\u00e1cet hypot\u00e9ku a jsou nuceni nemovitost prodat. <\/span><b>Se zvy\u0161uj\u00edc\u00ed se nab\u00eddkou kles\u00e1 popt\u00e1vka a s n\u00ed i ceny.<\/b><span style=\"\"> \u010cesk\u00e1 republika v posledn\u00edch letech zaznamen\u00e1v\u00e1 hospod\u00e1\u0159sk\u00fd r\u016fst a to se projevuje mimo jin\u00e9 pr\u00e1v\u011b i na cen\u00e1ch nemovitost\u00ed. <\/span><\/p>\n<h3><b>Dostupnost hypot\u00e9k<\/b><\/h3>\n<p style=\"\" class=\"wp-block-paragraph\"><span style=\"\">Zpomalen\u00ed r\u016fstu cen byt\u016f koncem roku 2018 bude z velk\u00e9 \u010d\u00e1sti ovlivn\u011bno i t\u00edm, \u017ee \u010cNB v \u0159\u00edjnu zavedla <\/span><b>regulaci hypote\u010dn\u00edho trhu<\/b><span style=\"\">, kter\u00e1 limituje v\u00fd\u0161i spl\u00e1tky hypot\u00e9ky<\/span><b> na 45 % \u010dist\u00e9ho p\u0159\u00edjmu<\/b><span style=\"\">. To by pro ob\u010dana s pr\u016fm\u011brn\u00fdm platem je\u0161t\u011b nebylo nic nesplniteln\u00e9ho. Omezen\u00ed se ale t\u00fdk\u00e1 hlavn\u011b v\u00fd\u0161e hypot\u00e9ky. Celkov\u00e1 \u010d\u00e1stka \u00fav\u011bru toti\u017e <\/span><b>nesm\u00ed p\u0159es\u00e1hnout dev\u00edtin\u00e1sobek \u010dist\u00e9ho ro\u010dn\u00edho p\u0159\u00edjmu<\/b><span style=\"\">. Znamen\u00e1 to, \u017ee z\u00edskat hypote\u010dn\u00ed \u00fav\u011br bude pro v\u011bt\u0161inu lid\u00ed t\u00e9m\u011b\u0159 nemo\u017en\u00e9 a popt\u00e1vka hlavn\u011b po <\/span><span style=\"color: #0000ff;\"><a style=\"color: #0000ff;\" href=\"https:\/\/www.wachal.cz\/reference\/novostavba-bytovych-domov-vradiste-16-bytovych-jednotiek\/\"><b>men\u0161\u00edch bytech<\/b><\/a><\/span><span style=\"\"> v\u00fdrazn\u011b klesne. Nelze ale p\u0159edpokl\u00e1dat, \u017ee to zp\u016fsob\u00ed razantn\u00ed a okam\u017eit\u00fd pokles cen byt\u016f. V\u0161e souvis\u00ed se v\u0161\u00edm v dlouhodob\u00e9m horizontu. <\/span><\/p>\n<h3><b>Popt\u00e1vka nemovitost\u00ed<\/b><\/h3>\n<p style=\"\" class=\"wp-block-paragraph\"><span style=\"\">Vysok\u00e1 popt\u00e1vka po bytech, p\u0159edev\u0161\u00edm ve v\u011bt\u0161\u00edch m\u011bstech, kam m\u00ed\u0159\u00ed st\u00e1le v\u00edce obyvatel za prac\u00ed \u010di studiem, tla\u010d\u00ed i na ceny byt\u016f. Popt\u00e1vka je ale z\u00e1visl\u00e1 i na dal\u0161\u00edch faktorech, jako jsou ceny hypot\u00e9k, v\u00fd\u0161e \u00faspor dom\u00e1cnost\u00ed nebo hospod\u00e1\u0159sk\u00fd r\u016fst zem\u011b. <\/span><\/p>\n<h3><b>Nab\u00eddka nov\u00fdch nemovitost\u00ed<\/b><\/h3>\n<p style=\"\" class=\"wp-block-paragraph\"><span style=\"\">Aby toho nebylo m\u00e1lo, ani nab\u00eddka nemovitost\u00ed nesouvis\u00ed s jednoduch\u00fdmi procesy. Maj\u00ed na ni vliv jak <\/span><b>regulace<\/b><span style=\"\"> (nap\u0159\u00edklad zpomalen\u00e9 povolov\u00e1n\u00ed projekt\u016f novostaveb), tak samoz\u0159ejm\u011b ji\u017e zm\u00edn\u011bn\u00e1 popt\u00e1vka. V sou\u010dasn\u00e9 dob\u011b je nab\u00eddka nov\u00fdch byt\u016f hlavn\u011b ve velk\u00fdch m\u011bstech nedostate\u010dn\u00e1, a i kdy\u017e <\/span><span style=\"color: #0000ff;\"><a style=\"color: #0000ff;\" href=\"https:\/\/www.wachal.cz\/novela-stavebniho-zakona-prinesla-nekolik-zmen-vite-o-nich\/\"><b>novely v z\u00e1konech<\/b><\/a><\/span><span style=\"\"> mohou pomoci, v bl\u00edzk\u00e9 budoucnosti se <\/span><b>zm\u011bna tohoto trendu neo\u010dek\u00e1v\u00e1<\/b><span style=\"\">. <\/span><\/p>\n<h3><b>Dal\u0161\u00ed vlivy ovliv\u0148uj\u00edc\u00ed cenu byt\u016f<\/b><\/h3>\n<p style=\"\" class=\"wp-block-paragraph\"><span style=\"\">Svou roli p\u0159i v\u00fdvoji cen byt\u016f hraj\u00ed i dal\u0161\u00ed faktory, jako jsou nap\u0159\u00edklad inflace, popula\u010dn\u00ed v\u00fdvoj, medi\u00e1ln\u00ed \u201emas\u00e1\u017e\u201c, politick\u00fd v\u00fdvoj nebo ekonomick\u00e1 situace v zahrani\u010d\u00ed. <\/span><\/p>\n<h2><b>V\u00fdvoj cen byt\u016f a investice do nemovitost\u00ed<\/b><\/h2>\n<p style=\"\" class=\"wp-block-paragraph\"><span style=\"\">V\u00fdhled v\u00fdvoje cen byt\u016f tedy zat\u00edm nen\u00ed nijak p\u0159ehnan\u011b optimistick\u00fd, i kdy\u017e u\u017e m\u016f\u017eeme \u0159\u00edci, \u017ee se situace pomalu stabilizuje. Vy\u010dk\u00e1vat v\u0161ak s v\u00fdstavbou nov\u00fdch byt\u016f nebo koup\u00ed nemovitosti na razantn\u00ed sni\u017eov\u00e1n\u00ed cen se dle aktu\u00e1ln\u00edho v\u00fdhledu nemus\u00ed vyplatit.
