P\u0159edpokl\u00e1d\u00e1 se pokra\u010duj\u00edc\u00ed n\u00e1r\u016fst cen byt\u016f, kter\u00fd by v\u0161ak m\u011bl ve srovn\u00e1n\u00ed s p\u0159edchoz\u00edmi lety m\u00edrn\u011b zpomalit. <\/span><\/span><\/p>\n<h2><b>Pro\u010d ceny byt\u016f st\u00e1le rostou<\/b><\/h2>\n<p style=\"\" class=\"wp-block-paragraph\"><span style=\"\"><span style=\"\">Ceny byt\u016f rostou nap\u0159\u00ed\u010d celou \u010ceskou republikou z \u0159ady d\u016fvod\u016f. Velk\u00fd vliv na to m\u00e1 p\u0159edev\u0161\u00edm <\/span><b>velk\u00e1 popt\u00e1vka po bytech<\/b><span style=\"\">, kter\u00e1 i p\u0159es st\u00e1le se zp\u0159\u00eds\u0148uj\u00edc\u00ed podm\u00ednky pro z\u00edsk\u00e1n\u00ed hypot\u00e9ky p\u0159evy\u0161uje nab\u00eddku. N\u00e1sledky zp\u0159\u00eds\u0148ov\u00e1n\u00ed podm\u00ednek pro poskytov\u00e1n\u00ed hypot\u00e9k ze strany \u010cNB se v\u0161ak v roce 2020 odraz\u00ed na zpomalen\u00ed r\u016fstu cen, kter\u00fd by se mohl <\/span><b>pohybovat kolem 5 %<\/b><span style=\"\">.<\/span><\/span><\/p>\n<p style=\"\" class=\"wp-block-paragraph\"><span style=\"\"><span style=\"\">Ceny byt\u016f rostou ruku v ruce s r\u016fstem kupn\u00ed s\u00edly obyvatelstva. Dokud neza\u010dne zpomalovat ekonomika, stagnaci nebo pokles na trhu nemovitost\u00ed nem\u016f\u017eeme o\u010dek\u00e1vat. Hlad po bytech je zna\u010dn\u00fd zejm\u00e9na ve m\u011bstech \u2013 zde ceny nemovitost\u00ed <\/span><b>rostou v\u00fdrazn\u011b rychleji ne\u017e na venkov\u011b<\/b><span style=\"\">. V men\u0161\u00edch obc\u00edch o\u010dek\u00e1v\u00e1me v\u00fdrazn\u011bj\u0161\u00ed zpomalen\u00ed r\u016fstu, kter\u00fd by mohl postupn\u011b p\u0159ej\u00edt ve stagnaci.<\/span><\/span><\/p>\n<h2><b>Trend st\u011bhov\u00e1n\u00ed z velk\u00fdch m\u011bst do men\u0161\u00edch obc\u00ed<\/b><\/h2>\n<p style=\"\" class=\"wp-block-paragraph\"><span style=\"\"><span style=\"\">S dostupn\u011bj\u0161\u00edm bydlen\u00edm na venkov\u011b souvis\u00ed tak\u00e9 <\/span><b>trend st\u011bhov\u00e1n\u00ed obyvatelstva<\/b><span style=\"\"> z m\u011bst do men\u0161\u00edch obc\u00ed, a to i z d\u016fvodu zm\u011bny \u017eivotn\u00edho stylu. Lid\u00e9 toti\u017e u\u017e tak \u010dasto nemus\u00ed doj\u00ed\u017ed\u011bt za prac\u00ed ka\u017ed\u00fd den, v n\u011bkter\u00fdch p\u0159\u00edpadech mohou pracovat i z domu. Bydlen\u00ed v obci vzd\u00e1len\u00e9 des\u00edtky kilometr\u016f od m\u011bsta pro n\u011b nemus\u00ed b\u00fdt p\u0159ek\u00e1\u017ekou.<\/span><\/span><\/p>\n<h2><b>Podle \u010cNB je v\u011bt\u0161ina byt\u016f nadhodnocen\u00e1 a\u017e o 20 %<\/b><\/h2>\n<p style=\"\" class=\"wp-block-paragraph\"><span style=\"\"><span style=\"\">Situaci na trhu s nemovitostmi dlouhodob\u011b sleduje i \u010cesk\u00e1 n\u00e1rodn\u00ed banka. Ta upozor\u0148uje, \u017ee zejm\u00e9na ve velk\u00fdch m\u011bstech je <\/span><b>cena v\u00fdrazn\u011b nadhodnocena<\/b><span style=\"\"> a neodpov\u00edd\u00e1 odhadn\u00edm cen\u00e1m. Podle v\u00fdsledk\u016f zkoum\u00e1n\u00ed \u010cNB se nadhodnocen\u00ed ceny byt\u016f v pr\u016fb\u011bhu lo\u0148sk\u00e9ho roku pohybovalo mezi 15 a\u017e 20 %.<\/span><\/span><\/p>\n<p style=\"\" class=\"wp-block-paragraph\"><span style=\"\"><span style=\"\">A\u010dkoliv se dostupnost bydlen\u00ed kv\u016fli r\u016fstu cen zhor\u0161ila, je z\u00e1jem o byty st\u00e1le obrovsk\u00fd. Proto jsou lid\u00e9 ochotni zaplatit za nemovitost a\u017e o p\u011btinu v\u00edce ve srovn\u00e1n\u00ed s odhadem. Probl\u00e9m v\u0161ak m\u016f\u017ee nastat p\u0159i vy\u0159izov\u00e1n\u00ed hypot\u00e9ky, kdy banka <\/span><b>odhadne podstatn\u011b ni\u017e\u0161\u00ed cenu bytu<\/b><span style=\"\">. Rozd\u00edl mezi odhadem a kupn\u00ed cenou pak mus\u00ed z\u00e1jemci o vlastn\u00ed bydlen\u00ed zaplatit ze sv\u00e9ho.<\/span><\/span><\/p>\n<h2><b>Ceny prodan\u00fdch byt\u016f v krajsk\u00fdch m\u011bstech<\/b><\/h2>\n<p style=\"\" class=\"wp-block-paragraph\"><span style=\"\"><span style=\"\">V\u00fdvoj trhu s nemovitostmi pr\u016fb\u011b\u017en\u011b sleduje nap\u0159\u00edklad poradensk\u00e1 spole\u010dnost Deloitte, kter\u00e1 pravideln\u011b sestavuje p\u0159ehledy pr\u016fm\u011brn\u00fdch cen prodan\u00fdch byt\u016f v krajsk\u00fdch m\u011bstech.
