Jeho sou\u010d\u00e1st\u00ed je i hojn\u011b diskutovan\u00e9 zru\u0161en\u00ed dan\u011b z nabyt\u00ed nemovitosti, kterou doposud museli hradit v\u0161ichni kupuj\u00edc\u00ed (s v\u00fdjimkou n\u00e1kupu novostavby). A\u0165 u\u017e jste si d\u016fm, byt \u010di jinou nemovitost v posledn\u00edch m\u011bs\u00edc\u00edch po\u0159\u00eddili, nebo n\u00e1kup teprve zva\u017eujete, s velkou pravd\u011bpodobnost\u00ed se v\u00e1s pl\u00e1novan\u00e9 zm\u011bny dotknou. P\u0159in\u00e1\u0161\u00edme v\u00e1m aktu\u00e1ln\u00ed informace o v\u0161ech \u00faprav\u00e1ch, kter\u00e9 s dan\u00ed z nabyt\u00ed nemovitosti souvis\u00ed.<\/b><\/span><\/p>\n<h2><b>Da\u0148 z nabyt\u00ed \u2013 4 % z kupn\u00ed, nebo odhadn\u00ed ceny<\/b><\/h2>\n<p style=\"\" class=\"wp-block-paragraph\"><span style=\"\">P\u0159ed n\u011bkolika lety p\u0159e\u0161la povinnost platby dan\u011b z nabyt\u00ed nemovitosti z prod\u00e1vaj\u00edc\u00edho na kupuj\u00edc\u00edho. Ten mus\u00ed dle st\u00e1le platn\u00e9 legislativy <\/span><b>do t\u0159\u00ed m\u011bs\u00edc\u016f od proveden\u00ed vkladu na katastr nemovitost\u00ed<\/b><span style=\"\"> podat da\u0148ov\u00e9 p\u0159izn\u00e1n\u00ed a zaplatit da\u0148, pokud tedy nen\u00ed p\u0159edm\u011btem nabyt\u00ed <\/span><a href=\"https:\/\/www.wachal.cz\/kategorie\/novostavby\/\" target=\"_blank\" rel=\"noopener noreferrer\"><span style=\"\">novostavba<\/span><\/a><span style=\"\">. V\u00fd\u0161e dan\u011b \u010din\u00ed <\/span><b>4 % bu\u010f z kupn\u00ed, nebo odhadn\u00ed ceny<\/b><span style=\"\"> (podle toho, kter\u00e1 je vy\u0161\u0161\u00ed). Tato da\u0148 je tak pro kupuj\u00edc\u00edho v\u00fdraznou finan\u010dn\u00ed z\u00e1t\u011b\u017e\u00ed. \u010casto se toti\u017e pohybuje i ve stovk\u00e1ch tis\u00edc korun. Nen\u00ed tak \u017e\u00e1dn\u00fdm p\u0159ekvapen\u00edm, \u017ee na zru\u0161en\u00ed t\u00e9to nechvaln\u011b proslul\u00e9 dan\u011b mnoz\u00ed dlouho \u010dekaj\u00ed. Neb\u00fdt koronavirov\u00e9 krize, museli by paradoxn\u011b \u010dekat mo\u017en\u00e1 je\u0161t\u011b n\u011bkolik dal\u0161\u00edch let.<\/span><\/p>\n<p class=\"wp-block-paragraph\"><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter size-large wp-image-2182\" src=\"https:\/\/www.wachal.cz\/wp-content\/uploads\/2020\/06\/Da\u0148-z-nabyt\u00ed-nemovitosti_zru\u0161en\u00ed-1024x682.jpg\" alt=\"Rekonstruovan\u00fd podkrovn\u00ed byt\" width=\"1024\" height=\"682\" \/><\/p>\n<p style=\"text-align: center;\" class=\"wp-block-paragraph\"><em><span style=\"\">Pen\u00edze u\u0161et\u0159en\u00e9 na dani z nabyt\u00ed nemovitosti m\u016f\u017eete investovat t\u0159eba do rekonstrukce. Na sn\u00edmku je interi\u00e9r bytov\u00e9ho domu V\u011bze\u0148sk\u00e1 7 v Praze, rekonstruovan\u00e9ho firmou VW Wachal.<\/span><\/em><\/p>\n<h2><b>Zru\u0161en\u00ed dan\u011b z nabyt\u00ed nemovitosti je na dobr\u00e9 cest\u011b<\/b><\/h2>\n<p style=\"\" class=\"wp-block-paragraph\"><span style=\"\">Vl\u00e1da se na zru\u0161en\u00ed dan\u011b z nabyt\u00ed nemovitosti dohodla u\u017e na konci dubna. Na rozd\u00edl od jin\u00fdch n\u00e1vrh\u016f jej v\u0161ak poslanci <\/span><b>neschvaluj\u00ed ve zrychlen\u00e9m re\u017eimu<\/b><span style=\"\">, a tak m\u016f\u017ee cel\u00fd proces n\u011bjakou dobu trvat. U\u017e v prvn\u00edm \u010dten\u00ed jej v\u0161ak poslaneck\u00e1 sn\u011bmovna schv\u00e1lila a v\u011bt\u0161ina poslanc\u016f i sen\u00e1tor\u016f tento krok kvituje, a tak s nejv\u011bt\u0161\u00ed pravd\u011bpodobnost\u00ed ke zru\u0161en\u00ed opravdu dojde.<\/span><\/p>\n<p style=\"\" class=\"wp-block-paragraph\"><span style=\"\">Zru\u0161en\u00ed t\u00e9to dan\u011b v\u0161ak Ministerstvo financ\u00ed <\/span><b>podmi\u0148uje 2 dal\u0161\u00edmi legislativn\u00edmi zm\u011bnami<\/b><span style=\"\">, se kter\u00fdmi u\u017e ne v\u0161ichni poslanci souhlas\u00ed. Je tak ot\u00e1zkou, v jak\u00e9 podob\u011b nakonec projdou. V sou\u010dasnosti jsou podm\u00ednky Ministerstva n\u00e1sleduj\u00edc\u00ed:<\/span><\/p>\n<p class=\"wp-block-paragraph\"><b>\u25ba\u00a0Zru\u0161en\u00ed da\u0148ov\u00e9ho odpo\u010dtu \u00farok\u016f<\/b><span style=\"\"> \u2013 da\u0148ov\u00ed poplatn\u00edci si doposud mohli z da\u0148ov\u00e9ho z\u00e1kladu ode\u010d\u00edst \u00faroky z hypot\u00e9ky. Tato mo\u017enost by se v\u0161ak m\u011bla zru\u0161it u \u00fav\u011br\u016f poskytnut\u00fdch od 1. ledna 2022.<\/span><\/p>\n<p class=\"wp-block-paragraph\"><b>\u25ba\u00a0Prodlou\u017een\u00ed \u010dasov\u00e9ho testu<\/b><span style=\"\"> \u2013 pokud dojde k prodeji nemovitosti b\u011bhem obdob\u00ed tzv. \u010dasov\u00e9ho testu, mus\u00ed prod\u00e1vaj\u00edc\u00ed zaplatit da\u0148 z p\u0159\u00edjmu. Dle n\u00e1vrhu by se tato lh\u016fta m\u011bla prodlou\u017eit z 5 na 10 let.<\/span><\/p>\n<h2><b>Z\u00e1kon o zru\u0161en\u00ed dan\u011b bude m\u00edt zp\u011btnou \u00fa\u010dinnost<\/b><\/h2>\n<p style=\"\" class=\"wp-block-paragraph\"><span style=\"\">Zru\u0161en\u00ed dan\u011b z nabyt\u00ed se dotkne i t\u011bch, kte\u0159\u00ed si nemovitost ji\u017e po\u0159\u00eddili. Dle n\u00e1vrhu nemus\u00ed da\u0148 platit nabyvatel\u00e9, kte\u0159\u00ed <\/span><b>dokon\u010dili vklad na katastr nemovitost\u00ed od 1. prosince 2019<\/b><span style=\"\">. T\u011bm, kte\u0159\u00ed da\u0148 z nabyt\u00ed u\u017e zaplatili, bude \u010d\u00e1stka vr\u00e1cena v pln\u00e9 v\u00fd\u0161i.<\/span><\/p>\n<p class=\"wp-block-paragraph\"><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter size-large wp-image-2183\" src=\"https:\/\/www.wachal.cz\/wp-content\/uploads\/2020\/06\/Da\u0148-z-nabyt\u00ed-nemovitosti-2-1024x707.jpg\" alt=\"Bytov\u00fd d\u016fm_Vizovice\" width=\"1024\" height=\"707\" \/><\/p>\n<p style=\"text-align: center;\" class=\"wp-block-paragraph\"><em><span style=\"\">P\u0159i po\u0159\u00edzen\u00ed novostavby, nap\u0159. nov\u00e9ho bytu, se kupuj\u00edc\u00edho da\u0148 z nabyt\u00ed nemovitosti net\u00fdkala ani dosud. Na obr\u00e1zku je bytov\u00fd d\u016fm v Tyr\u0161ov\u011b ulici ve Vizovic\u00edch, realizovan\u00fd firmou VW Wachal, kter\u00fd z\u00edskal titul \u201eStavba roku 2006 Zl\u00ednsk\u00e9ho kraje\u201c.<\/span><\/em><\/p>\n<h2><b>V tuto chv\u00edli plat\u00ed odklad term\u00edn\u016f pro pod\u00e1n\u00ed da\u0148ov\u00e9ho p\u0159izn\u00e1n\u00ed<\/b><\/h2>\n<p style=\"\" class=\"wp-block-paragraph\"><span style=\"\">I kdy\u017e na zru\u0161en\u00ed dan\u011b zat\u00edm je\u0161t\u011b nedo\u0161lo, d\u00edky odkladu term\u00ednu pro pod\u00e1n\u00ed da\u0148ov\u00e9ho p\u0159izn\u00e1n\u00ed a platby ji zat\u00edm hradit nemus\u00edte. V\u0161ichni, kte\u0159\u00ed provedli vklad do katastru po zmi\u0148ovan\u00e9m 1. prosinci lo\u0148sk\u00e9ho roku, maj\u00ed <\/span><b>na zaplacen\u00ed dan\u011b \u010das a\u017e do 31. srpna<\/b><span style=\"\">.<\/span><\/p>\n<p style=\"\" class=\"wp-block-paragraph\"><span style=\"\">Pokud z\u00e1konod\u00e1rci stihnou zru\u0161en\u00ed dan\u011b do t\u00e9to doby schv\u00e1lit, v\u016fbec ji nebudete muset platit. <\/span><b>V opa\u010dn\u00e9m p\u0159\u00edpad\u011b si v\u0161ak term\u00edn pohl\u00eddejte<\/b><span style=\"\"> \u2013 pokud ke zru\u0161en\u00ed nedojde a vy byste do konce srpna nestihli podat p\u0159izn\u00e1n\u00ed a zaplatit da\u0148, \u00fa\u0159ad v\u00e1m nam\u011b\u0159\u00ed pokutu a dopo\u010d\u00edt\u00e1 \u00farok z prodlen\u00ed.<\/span><\/p>\n<p style=\"\" class=\"wp-block-paragraph\"><span style=\"\">Tak\u00e9 v\u00e1s pl\u00e1novan\u00e9 zru\u0161en\u00ed dan\u011b z nabyt\u00ed pot\u011b\u0161ilo?
